3 Best Housing Advice for the Rentor and the Rentee

Congratulations! So, you have a piece of land and you’re planning to convert it into a residential unit. Property is indeed a wonderful business! But who is your targeted clientele? If they’re foreigners, then better hear my two-cents-of-advice. They may be simple, but I could assure you to avoid major set-backs done by your predecessors.

  1. Advice 1 (For the Business Owner)
Provisions on Housing or Building Design (consider correct proportions and correct floor planning)
If you are planning to rent out your place, then you need to study your location, your building and your surroundings. Foreigners have a different set of housing requirement for living, such as a suitable floor plan with the correct proportions for bedrooms, living room, kitchen, bathroom, etc.,

  1. Advice 2 (For the Business Owner)
Provisions for the Basic Housing Needs of your customer (especially if you’re targeting foreigners)
    1. The Furniture must be designed to be ergonomically correct.
Remember, foreigners, especially Westerners, are much taller than Asians.
    2. Mattresses should not be as hard as rock.
Invest in a set of Duvet is a not a bad idea.
    3. Sofas must be soft (at least fit some upholstered cushions).
Just a piece of advice, Westerners spend at least 4 hours on a sofa just to lounge on weekdays, and 6 hours or more per day during weekends.

    1. Proper Air-conditioning (If your house has poor ventilation, then Air-Conditioning is a must).
Invest at least one in the living room and one in per bedroom. Believe me, ceiling fans just won’t do the work because they cannot remove humidity from the air.
    2. Additional Perks (These are advantages for your business)
Invest in Hot water, Cooker (or small Kitchen), Refrigerator, Proper Dining Table, TV with Cable connection, WIFI connection, Washing Machine, Separate Living Room, Enough Windows, Security (or someone who’s looking after the house)

  1. Advice 3 (For the customer, especially newcomers)
Siem Reap is beautiful and peaceful. People are warm, friendly and hospitable. One of the most important things to look for in a property is one in which you can have some peace and quiet and most of all, it provides you with the same comforts as back home.

    1. Avoid renting or buying a place near to Wats or Pagodas, as you may wake up by the sound of monks chanting at sunrise.
    2. If you like the countryside and have no issues being greeted by roosters at dawn, then there are plenty of houses for you to choose from.
    3. Avoid living near to where there is an open outdoor beer garden with live entertainment or a restaurant with live music or DJ’s playing music, because in here, the appropriate volume control regulations do not exist.
    4. During summer, the average temperature outside of your house is around 38 to 40 degrees Celsius. Your house must be properly ventilated.
    5. There are different types of road surfaces you need to know. Consider your mode of transport
